π‘ BUYING LAND FROM A DEVELOPER? CHECK THESE DOCUMENTS FIRST!
Before paying a deposit for a stand in Zimbabwe, ask for these documents:

β Parent Title Deed β Does the developer own the land or have legal authority to sell it?
β Subdivision Permit β Has the land been legally approved for subdivision?
β Approved Layout Plan β Is your stand number shown on the approved plan?
β Survey Documents β Are the standβs boundaries and measurements confirmed?
β Development Permit β Has the project received the required development approvals?
β Certificate of Compliance β Have the required development conditions been met, where applicable?
β Allocation Letter β Is your specific stand officially allocated to you?
β Agreement of Sale β Are the payment terms, refund conditions and title deed arrangements clearly stated?
β οΈ Remember: A stand number or allocation letter alone does not guarantee secure ownership. Verify the documents with the relevant authorities and have an independent conveyancer check them before paying.
